Occupancy Policies

We value your comfort, privacy and peace of mind.  All of the following policies are designed to make your visit, as well as other guest’s visits, as pleasant as possible.  Please review our Accommodation Agreement for the full agreement.

NO Pets

Do not bring pets or other animals into your accommodation nor keep them on property.  A $250 cleaning fee will be charged for time spent removing the dirt and hair.

NO Children

The elegant nature of our accommodations does not lend itself to children.  Accordingly, we cannot accommodate guests or visitors under the age of sixteen.

NO Smoking

Our accommodations are strictly smoke-free.  Please do not smoke inside your cabin, suite or the lodge.  Ashtrays are provided for the convenience of smokers on the decks, grounds and boat dock.  A $250 cleaning fee will be charged for time spent mitigating the odor.

Check-In/Out

Check-in time is anytime after 3:00 PM for the cabins and suites or 4:00 PM for the Hot Tub Lake House. Check-out time is 11:00 AM for the cabins and suites and 10:00 AM for the Hot Tub Lake House.

Cabin Requests

Requests for specific cabins or suites will be accommodated to the best of our ability; however, these requests are not guaranteed and it’s possible you may be relocated to an alternate unit prior to your arrival.

Extra Supplies

We believe you are coming here to get away from it all, including the daily interruption of housekeepers.  All accommodations are stocked with enough supplies–towels, coffee, soap, etc.–to keep you comfortable. Should you need anything extra or want fresh linens, call the front desk and we’ll get you fixed up right away!

Boats

Guests are solely responsible for properly anchoring their boats and assume all liability for damages resulting from improper anchoring, high winds, rough water, inclement weather or other acts of God.

Jet Skis

Our dock is not designed for jet skis!  If you would like to bring a jet ski, please be prepared to take it out of the water after each use or be proficient in mooring it in the center of the slip.  If you anchor your jet ski to the dock improperly and a storm develops, you will probably sustain significant damage for which we are not responsible.

Lake Use

Swimming, fishing, hiking and the general use of our facilities is at your own risk.  There is no lifeguard on duty.

Rights Reserved

Your reservation is not a rental agreement. We reserve the right to require you to leave without refund for offensive, illegal, dangerous or destructive behavior.

Max Occupancy

Registered guests may invite up to 2 additional visitors per unit rented. Your visitors must be 18 years old or older and may not stay overnight. No more than 8 people may occupy a single cabin/suite at any given time with the exception of the Hot Tub Lake House. Registered guests getting married on property may invite up to 8 people for the ceremony. The number of visitors remaining after the ceremony must comply with the limits set forth above.

Cancellation & Booking Policies

Beaver Lakefront Cabins will remain open unless required to close by a government agency. If we must close, reservations made during that time will receive a gift certificate for any funds collected valid for the next three years.

Cabin & Suites

Reservations made on or after March 16, 2020

We offer two rate types: Cancel Up To 72 Hours Prior to Arrival or the less expensive Non-refundable rate.

72-Hour Cancellation: We collect a non-refundable 10% booking fee of the total room cost to confirm the reservation the day it is made. Reservations may be cancelled with no further obligation until 3 PM Central Standard Time three (3) days prior to your arrival date. 

Three days prior to your arrival, the remaining balance plus any additional services and taxes will be automatically charged to the card on file at which point the reservation is non-refundable and cannot be rescheduled. 

Non-Refundable Rate: All room sales are non-refundable and cannot be postponed. We charge the full reservation to your card when you book.

Reservations made before March 16, 2020

For cancellations before the 21 day non-refundable period prior to your arrival, you may cancel for $45 as stated in your contract or reschedule or postpone for free.

For cancellations within the 21 day non-refundable period up until three days prior to your arrival, there are no refunds; however you may reschedule or postpone for 10% of the total room cost just as if you had booked after March 15. Within three days of arrival, all room sales are non-refundable and cannot be rescheduled unless you purchased the Ability to Postpone with your original reservation.

Hot Tub Lake House

Reservations made on or after March 16, 2020

We offer two rate types: Cancel Up To 5 Days Prior to Arrival or the less expensive Non-refundable rate.

5 Day Cancellation: We collect a non-refundable 20% booking fee of the total room cost to confirm the reservation the day it is made. Reservations may be cancelled with no further obligation until 3 PM CST five (5) days prior to your arrival date. 

Three days prior to your arrival, the remaining balance plus any additional services and taxes will be automatically charged to the card on file at which point the reservation is non-refundable and cannot be rescheduled. 

Non-Refundable Rate. All room sales are non-refundable and cannot be postponed. We charge the full reservation to your card when you book.

Reservations made before March 16, 2020

For cancellations before the 30 or 60 day non-refundable period prior to your arrival as shown in your contract, you may cancel for $45 or reschedule or postpone for free.

For cancellations within the 30 or 60 day non-refundable period as shown in your contract up until 5 days prior to your arrival, there are no refunds; however you may reschedule or postpone for 15% of the total room cost just as if you had booked after March 15. Within 5 days of arrival, all room sales are non-refundable and cannot be rescheduled unless you purchased the Ability to Postpone with your original reservation.

Policy Details and the Fine Print

Non-Payment of 2nd Deposit. We will automatically attempt to charge the second payment to the card on file or an alternate card that you specify. If the transaction does not go through, we will contact you at the e-mail address on file and subsequently using the phone number on file to assist you in facilitating the second payment; however, if after making these attempts to contact you and the payment has not been received by the day after the due date stated in your confirmation e-mail, we, without further notice to you, may treat your non-payment as a cancellation by you of your reservation, may sell the unit to another person, and may deal with the advance rental deposit as provided above in the applicable Cancellations, Refunds, and Rescheduling policy.

To cancel or reschedule, you must contact us by phone during normal business hours and receive a cancellation number.  If you cancel or reschedule by e-mail, do not assume we received your e-mail unless you receive an e-mail back from us.  We are not responsible for delays in cancellations or rescheduling caused by e-mail problems and e-mails received after hours are considered received on the next business day.

Refunds of Add-On Services. We refund massages, private dining, boat rentals, flowers, and ministerial services if cancelled 48 hours before the appointment time. Boat Rentals will also be refunded or rescheduled up to the time of departure due to inclement weather.

Early Departure. There are no refunds for early departure; however if you purchased the Ability to Postpone Option, we will hold on file the value of the remaining days of your stay for use anytime in the next three years. You must check out by 11:00 AM on your date of departure for that day to be covered.

All rescheduling is subject to availability and potential price adjustments for the day of the week, seasonal rates and special events; there are no refunds for rescheduling to a period with lower rates, however you may use any difference to purchase additional nights or items from our gift shop.

We issue refunds to the card(s) used to pay for the reservation.  All deposits placed on file will be forfeited if not used within three years.
